Important changes to redevelopment plans for Lower Kersal Riverside
Following the Lower Kersal Riverside update meeting on Tuesday 15th July at the Lower Kersal Centre, this web page (along with a letter delivered on 17 July and a follow up letter on 23 July) is to inform residents who could not make it to the meeting of the key information.
Residents were informed by Salford City Council and New Deal for Communities (NDC) of the decision to take the following homes out of the demolition proposals for the area:
• 63-73, & 46-56 Kingsley Avenue
• 1-51 Rushley Avenue
• 22-50 & 57 Winster Avenue
• 35-45 Northallerton Road
• 1-4 Sherwood Avenue
However, NDC and the Council still wish to look at the option of developing the currently vacant Kersal Way site (at the back of the estate), and it will therefore be necessary to have the planned access off South Radford Street. This means that the proposals to demolish 109 and 111 South Radford Street will remain, and those residents affected by this have been informed.
The decisions have been taken after careful consideration of the final site investigations for the area and the general state of the housing market, which together indicated that residents in these areas would face continued uncertainty over the redevelopment plans for at least the next 2 to 3 years.
Those in the above homes that are currently managed by Salix Homes (the Council’s managing agent) will be included within the Decent Home improvements programme currently being carried out on the rest of the Lower Kersal estate. Residents in these areas will also benefit from environmental improvements that New Deal and Salix Homes are carrying out on the rest of the estate.
